Planning Proposal Request for 300 Manchester Road Auburn (Lots 11 & 12 DP 1166540)

A Planning Proposal Request for 300 Manchester Road Auburn (Lots 11 & 12 DP 1166540) was initiated and lodged with Council by M Projects/Keylan Consulting PTY LTD on behalf of the landowner Constant 9 PTY Ltd (‘Payce’). Council is exhibiting the Planning Proposal Request before it is reviewed by Council’s Independent Hearing and Assessment Panel and considered at a Council meeting.

The Planning Proposal seeks to amend the Auburn Local Environmental Plan 2010 by:

  • Rezoning the southern part of the site from IN1 General Industrial to a mix of business, residential and recreation zones
  • Retaining the IN1 General Industrial zone on the northern part of the site and allowing additional permitted uses including office premises, car park, health services facility, respite day care and centre-based child care facilities
  • Amending the Floor Space Ratio (FSR) map from an FSR of 1:1 to 1.7:1 on the southern part of the site and from 1:1 to 1.1:1 for the northern part of the site
  • Amending the Height of Buildings map to add a range of maximum building heights (up to a maximum of 42m)
  • Amending the Lot Size Map to exclude the minimum 1500m2 lot size control on the site.
