Planning Proposal – 2 Railway Street and 3-7 East Street, Lidcombe

Cumberland Council is preparing a planning proposal to amend Auburn Local Environmental Plan (LEP) 2010 for land at 2 Railway Street and 3-7 East Street, Lidcombe.

The planning proposal would rezone part of the subject site from IN2 Light Industrial to B4 Mixed Use to enable redevelopment for a mixture of retail, commercial and residential land uses. The proposed development standards for the site are:

  • maximum floor space ratio of 3.5:1
  • maximum building height of 32 metres (approx. 9-10 storeys)

As part of the planning proposal, Council will also enter into negotiations with the proponent to establish a Voluntary Planning Agreement for proposed open space on the site and any land dedication required for roadworks.

Prior to Council proceeding with the planning proposal, the proponent is to submit additional information in relation to economic impact, overshadowing impacts and traffic management. Once this information has been provided to Council’s satisfaction, Council will submit the planning proposal to the State Government for Gateway Determination.
